Summer is often the busiest time of year for a property, particularly in Portugal. Higher temperatures, visiting guests and the frequent use of air-conditioning systems, swimming pools and outdoor areas can all leave signs of wear.

As the season ends, it is the ideal time to inspect your property, resolve small issues and prepare it for the months ahead. Whether your home is used privately, rented during the summer or left unoccupied for part of the year, this checklist will help protect its condition and value.

1. Inspect the property

Start with a complete walkthrough of the interior and exterior. Look for:

  • Cracks, loose tiles or damaged surfaces

  • Water stains, leaks or signs of humidity

  • Damaged seals around windows and doors

  • Loose locks, handles or railings

  • Appliances or equipment that are not working correctly

Photograph any issues and prepare a list of the repairs required so they can be prioritised and monitored.

2. Check exterior areas

Terraces, balconies and outdoor furniture are continuously exposed to sun, heat, dust and, in coastal areas, salty air.

Check drainage points, exterior lighting, gates, railings, pergolas and shading systems. Clean and protect outdoor furniture, and assess whether wooden surfaces or decking require treatment.

Clearing drains before the wetter months can also help prevent water accumulation and damage.

3. Inspect windows, doors and security systems

Open and close all windows, doors and shutters to confirm that they are working properly. Check locks, hinges, frames and seals for damage or gaps that could allow water or air to enter.

If the property will remain empty, ensure that all access points are secure and that alarms, cameras, keys and remotes are correctly managed.

4. Review technical systems

Air-conditioning systems often work intensively throughout the summer. Clean or replace the filters, check the indoor and outdoor units and inspect drainage pipes for leaks or blockages.

You should also review:

  • Water heaters and hot-water systems

  • Taps, toilets, showers and visible pipes

  • Electrical systems and exterior lighting

  • Smoke detectors and alarms

  • Household appliances

  • Internet and smart-home equipment

Preventive maintenance can improve efficiency and reduce the risk of unexpected problems.

5. Look for humidity and mould

Humidity can develop quickly when a home remains closed, particularly during autumn and winter.

Inspect walls, ceilings, wardrobes, cupboards and areas around windows for condensation, mould or water infiltration. If mould is found, it is important to identify the cause rather than simply clean the visible area.

Appropriate ventilation, dehumidification and regular inspections can help protect an unoccupied property.

6. Review the pool and garden

After a period of intensive use, inspect the swimming pool’s water balance, filters, pumps, tiles, grout, lighting and surrounding decking.

Garden irrigation schedules should also be adjusted as temperatures fall. Check sprinklers and timers for leaks or blockages, remove damaged plants and inspect trees or branches close to the property.

7. Deep-clean and review the inventory

A post-summer deep clean should include areas that may be overlooked during regular housekeeping, such as cupboards, upholstery, curtains, kitchen appliances, mattresses, barbecues and storage areas.

For rental properties and second homes, review bed linen, towels, kitchenware, small appliances and guest amenities. Replace anything that is damaged, stained or missing, and consider whether guest feedback highlights opportunities for improvement.

8. Prepare for periods of vacancy

Before closing the property, make sure that:

  • Windows, doors and shutters are secure

  • Food and rubbish have been removed

  • Water and electrical systems are managed correctly

  • Exterior furniture is protected or stored

  • Emergency contacts are up to date

  • Regular property inspections are arranged

An empty home still requires attention. Leaks, power cuts, storms and humidity can cause considerable damage if they are not detected promptly.
